Selling three and a half acres of land with two hundred plus feet of creek frontage in the Indian Creek area of Washington County Missouri. The creek is Brushy Fork and it flows year round. Perfect country land for a Ozark retreat. The lot can be built on and has no zoning or building regulations. There is power along the road. You would need a well for water which the estimated depth would be around one hundred feet. There is a driveway that has been cut into the property to access the lot to the north, this driveway can be used to access the property and the neighbor to the north would be encouraged to use their own driveway. This beautiful piece of land is located in a dense cluster of towering Pine trees that make up about half an acre. The rest of the land is heavily wooded with typical Missouri hardwoods. To the west from the road the lot gently gains in elevation for about three hundred feet. The lot then gets steeper going back into the woods towards the west end of it. To the east there is about two thirds of an acre of flat land before the creek. The creek is down about fifteen feet from the flat land.

The property is about nine hundred feet wide going east to west. The property is narrow, at about only one hundred seventy feet wide at the west end of the property up the hill. The property gets a little wider at the east end towards the creek growing by about fifteen feet to one hundred eighty five feet. The property boundaries are based off a legal description. Washington County Assessors maps are not accurate. We believe the location is accurate but you may want to survey the land before building on it. Since the creek curves into the property there are over two hundred feet of creek frontage to Brushy Fork. The property has no liens or taxes owed. Taxes run about forty bucks a year.

DIRECTIONS
You may need 4x4 to get up to the property. The roads are rough and will cause extra wear and tear on your tires and suspension system. Directions to the property are from Lyubovs Mercantile (21106 MO-185, Potosi, MO 63664) which is about 15 miles from Potosi and 25 miles from Sullivan along Highway 185. Go straight across the road from the store down Old Jeff City Rd. (most of the roads are not marked) for .7 miles to a Y then go left. Stay on the road for .44 miles and keep straight at the T. Go about .25 miles to another Y and go RIGHT. Stay on the main road for 2 miles, you will have gone down a steep hollow and over two bridges. You will pass by many Y and Ts stay on the main wider road.  Turn Left after the second bridge onto Brushy Creek Road. Go .33 miles down the road. The property will be on both sides of the road for about one-hundred and seventy feet. Please use the map.
